Gas installations and appliances in rental properties need to comply with UK gas safety regulations. For residential properties, landlords have a statutory duty to arrange annual Gas Safety Checks by a Gas Safe Registered Engineer. The check must be done before the tenants move in and annually thereafter, and a certificate must be given to the tenant within 28 days. In addition, gas appliances must be serviced annually in accordance with manufacturer’s instructions.
